Your Delta Type C basement drainage system & pump station

What is a ‘Type C system’ and why you may have one.

When your basement was built, a waterproofing system would have been installed to manage any water ingress via the structure and divert it to a pump station. This system is called a ‘Type C cavity drainage system’. There are two key components in the basement drainage system, the pump station (often referred to as a sump pump system) and the perimeter drainage channel. More often than not, it will be a Delta Membranes system.

The water collected in the cavity drain membrane system is diverted to the pump station via the perimeter channels and is then pumped away to a suitable discharge point.

Why service your Delta basement pump equipment.

Just like your car or boiler needs a regular service, so does your basement pump station and drainage system. Regular maintenance is essential to ensure the system operates at its optimum and fulfils its expected lifespan, whilst reducing the risk of failure.

• It validates your building insurance.

• It validates the manufacturer’s product guarantees.

A service regime is also a requirement of BS 8102:2022 and without one, your warranties/guarantees could be void.

Maintaining your Delta pump station.

Sump pump systems (pump stations) must be maintained. At Paragon Pump Servicing we specialise in all Delta Membranes equipment and are approved by Delta as a Delta Registered Pump Service Provider for London and the surrounding areas.

We carry out a 35+ point inspection (equipment depending), which includes mechanical tests, control checks, and a basic clean of the pump/s/pump station. Our engineers provide a detailed digital inspection report.

Maintaining your Delta perimeter channel drainage system.

The perimeter channels that divert the water to the pump station are equally as important to maintain as the pump station itself, especially in the first few years of the system. Pump stations will alarm when there is a fault, but channels will not. This is because they can experience regular limescale (free lime) build up and/or debris/silt. As part of our drainage channel inspection, we carry out a camera survey on all accessible inspection ports and provide a detailed report with the images captured. If required, we can then treat/dose the system with a mild acid and carry out a channel clean and flush to remove any built up scale. This is then flushed into the pump station and a full major clean carried out at the same time.

Technical Guidance.

BS EN 12056-4 recommends that pump equipment should be maintained in intervals of:

• Residential dwelling – once per annum
• Residential dwelling at risk of a flood event – twice per annum
• Commercial premises – four times per annum

BS 8102:2022 indicates that the entire waterproof drainage system should be ‘serviceable and maintainable’ and that all basement pump stations should have a maintenance schedule in place.

Insurance.

Having dealt with one of the UK’s leading insurance claims specialists and loss assessors more recently, they note that every insurance policy has a general condition to maintain your property and be sensible – which covers… you guessed it, pump stations and waterproofing systems. It’s important your builder leaves you with information relating to the equipment installed, plans/drawings and advice on future maintenance – that’s where we then step in! It’s highly likely that we will start to see a condition popping up in insurance policies (as you see with alarm systems and security devices) to maintain pump systems at least annually.
